LAYOUT
Along the Route du Plan de la Tour connecting La Garde-Freinet with Grimaud, a private access road leads to the fenced property (2.3 ha) where this beautiful villa with guesthouse is located. The access road leads to the courtyard with fountain, a double carport on the right and on the left a double abri voiture for the guesthouse.

Ground floor
Entrance hall
: the double front door leads to the beautiful and spacious entrance hall, where the glass chandelier immediately catches the eye. The floor in the hall is covered with a beautiful tile in polished granite. The entrance hall gives access to the office space, to the living and dining room and to the staircase to the upper floor. A staircase on the left leads to the guesthouse, which is separated from the main building by a beautiful glass door decorated with ironwork.

Office: an open passage in the entrance hall leads to the office space on the ground floor. The back wall of this room is furnished with a beautiful and very practical wall unit. The double window with shutters opens onto the courtyard. The floor in the office is covered with the same beautiful granite tile as the one in the entrance hall.

Living room and dining room: the living and dining room are accessible through the revolving door in glass (Boermans) in the entrance hall. One wall in the living room is furnished with built-in cabinets over the entire height and a fireplace in the centre. Two double sliding windows open onto the terrace and the swimming pool and offer a beautiful view of the valley. A third sliding window leads to the summer pavilion and a wooden sliding door leads to the kitchen. Pleasant detail: the sliding windows in the villa slide away into the walls, have pull-out insect screens and assorted shutters in aluminium.

Kitchen: the spacious and fully equipped kitchen (SieMatic) is accessible through the dining room or garage and really has everything a kitchen can offer: an induction hob and built-in hood, oven and steam oven, dishwasher, double sink and a separate niche for the American fridge. All kitchen appliances are ATAG branded and the worktop is entirely in granite. The double sliding windows above the worktop and above the attached granite kitchen table overlook the courtyard. A sliding door leads from here to the garage and a sliding window gives access to the summer pavilion.

Summer pavilion: the exceptionally spacious summer pavilion, which in itself forms a fully-fledged living space, is accessible through the sliding windows in the dining room, through the kitchen or through the garage. Two eye-catchers that immediately stand out: the bar with accompanying barstools and the built-in barbecue with automatic rotisserie. The three large sliding windows, each in 3 parts, occupy the entire southern wall and open onto the side of the house. A glass door provides direct access to the terrace, the balcony and then to the pool and garden. The exposed roof trusses in Norwegian pine are covered with beautiful local roof tiles. Here too, the floor is covered with the beautiful non-polished granite tile (anti-slip).

Garage and second kitchen: the spacious double garage is accessible via the kitchen and through the double carport, and currently mainly serves as a practical, particularly spacious second kitchen: in a separate corner, an ATAG stove and hood were placed with a 4-burner gas fire, plancha (griddle) and hotplate, 2 ovens and a salamander. On the other side of this stove, the kitchen closets are equipped with a sink and a dishwasher. This area is also equipped with additional kitchen cupboards with worktop and a wood-burning stove provides additional heat if required. The walls above the kitchen elements are covered with a white tile. The floor in the garage is covered with a ceramic tile in earth tones, which is also found elsewhere in the house. A door in the garage leads to a separate toilet room, a sliding window leads to the summer pavilion, a staircase leads to the entresol and a door with extra security shutter leads to the double carport in front of the house. Two windows open onto the side of the house and the two garage gates lead to the courtyard.
A door in the garage leads to the separate toilet room with toilet, washbasin and mirror cabinet. The floor in the toilet room is covered with the same tile as in the garage and the walls are covered with a white tile. A higher placed window in the toilet room provides light and ventilation.

First floor
The first floor of the villa is accessible through the staircase in polished granite in the entrance hall.

Bedroom with study and bathroom: a first door halfway up the staircase leads to a spacious bedroom with study and private bathroom. The bedroom has a double bed and ample closet space. The study is reached via an open arch in a built-in open bookshelf. The roof truss (Norwegian pine) is nicely incorporated into the ceiling of the room. Two double windows overlook the garden and the pool, one window overlooks the side of the house and a last window gives onto the courtyard. The floor (floor heating) is covered with the same polished granite tile as found elsewhere in the villa.
A door in the bedroom leads to the private bathroom, which has a shower, a toilet, a towel radiator (Vasco) and a built-in sink with 3 closets, 3 mirror cabinets and column cabinets left and right of the unit. Two windows provide the daylight and air circulation and both the floor and the walls are covered with granite tiles.

Master bedroom with bathroom and dressing room: a few stairs up lead from the first bedroom to the night hall and then to the spacious and beautiful master bedroom. From the double window that overlooks the garden, the view reaches to the sea. An open passage leads from the bedroom to the dressing, which was arranged along one wall with 3 sliding doors over the entire height and along the other wall with three sliding doors with mirrors. The window in the dressing room overlooks the courtyard.
A sliding glass door leads from the bedroom to the luxurious bathroom with spacious walk-in shower, bidet and toilet. Along one wall, a particularly extensive bathroom unit (Alsan) was placed, providing a double sink, 4 double cabinets with doors or drawers, a mirror and mirror cabinet above each washbasin. Four double cabinets were installed along the other wall of the bathroom, providing ample storage space. Both the bathroom and bedroom have floor heating and there are two towel radiators (Vasco). The floor and walls were tiled with the same granite tile as elsewhere in the villa. The 2 windows in the bathroom overlook the pool and garden.

Entresol:
A first hall on the entresol floor is accessed through the granite staircase in the garage. In this spacious hall, two walls are furnished with built-in wardrobes with sliding doors covering the entire height. An open passage leads to the laundry, which is equipped with a worktop with sink, 2 double storage cupboards and built-in wardrobes with 4 sliding doors occupy an entire wall. The floor is tiled with a non-polished granite tile.

Wellness with jacuzzi, sauna, fitness and bathroom: a door in the hall on the entresol leads to the wellness, where 3 higher placed sliding windows open onto the garden or the side of the house. A first part of this space serves as a fitness and relaxation area. Two stairs lead from here to the spacious built-in jacuzzi and to the sauna. 
The separate bathroom offers a walk-in shower, a washbasin unit with central mirror and 2 mirror cabinets, 4 storage cabinets and a towel radiator (Vasco). Along the other wall, there are two double built-in bathroom cabinets. The floor and the walls in the bathroom are covered with the same non-polished granite tile as used elsewhere.

Two storage rooms: spacious, lockable storage rooms. The floor in these rooms is tiled with the same ceramic tile as in the garage.

Toilet room: with toilet. The floor and walls are covered with granite tiles.

Two technical rooms: one for the central heating (fuel) and the other for the equipment of the filter and heating systems of the swimming pool and jacuzzi. The second room is equipped with the necessary connections for washing machine and dryer and is a storage area for a water reservoir of 1,500l. An outside door leads to the garden and a door on the left leads to the workshop. The floor in the technical rooms is tiled with the same ceramic tile as in the garage.

A door in the first hall on the entresol leads to a second hall, where along one wall and over the entire height, built-in wardrobes were installed with no less than 8 sliding doors. A glass door decorated with ironwork, similar to the door on the ground floor, leads from here to the guesthouse. 

Workshop: a door in the second hall leads to a workshop providing a large workbench, an extra sink and plenty of room to store tools. A door leads from here to the second technical room. The floor in the workshop is covered with the same ceramic tile as in the garage.

Terrace, swimming pool and garden
Terrace
: the south-oriented terrace and balcony with balustrade are accessible through the sliding windows in the living room and through the sliding windows and the glass door in the summer pavilion. Two large arches, covered with the same roof tiles as in the summer pavilion, provide some shade here. A few stairs lead to the pool and garden. The terrace is tiled with the same non-polished granite tiles as in the villa (anti-slip).

Swimming pool: the spacious swimming pool (6 x 16 m) extends across the width of the house and is heated with solar panels. The technical installation (filter and heating system) of the swimming pool and jacuzzi is located in a separate technical room on the entresol. The entire surface around the terrace is covered with beautiful French stone tiles in sandy colours, which always stay cool and are not slippery. A safety fence for the pool is provided.

Garden: the villa is located in a fenced area of 2.3 ha, where pine and deciduous trees alternate with lawns (400m2) near the villa. In front of the south-facing villa, the garden offers a panoramic view of "la galine", as the locals call this hill.

Double carport: the double carport to the right of the driveway offers space for 2 cars. Along the south side there is a double sliding window, along the west side there are 2 arched openings and a third arched opening orientates northwards. The floor in the carport is covered with the same ceramic tile as in the garage.

Separate technical room: to the right of the driveway, a separate road leads to a gate, behind which are the fuel tanks (3 tanks of 1,500l) and the access to the crawl space under the entire villa.

Guesthouse with private terrace
The guesthouse is accessed via the separate entrance along the side of the villa or through the glass door with ironwork in the hall. A few stairs lead to the hall of the guesthouse, which gives access to the kitchen, a first bedroom, the toilet room and the bathroom. From here, a staircase leads to the entresol, where there is a second large bedroom with separate bathroom. A second glass door on the entresol leads to the villa. Both doors can be locked, so that the private rooms of the villa cannot be accessed from the guesthouse. The floor in the guesthouse is covered with the same polished granite tile as in the villa, except for the second bedroom on the entresol.

Kitchen: the fully equipped kitchen in L-shape offers a 4-burner electric hob with oven and hood, a sink, a dishwasher, a built-in refrigerator and freezer and ample practical storage space. The wall above the worktop was tiled for easy maintenance. The double window with shutters gives direct access to the terrace and then to the pool and garden.

Terrace: the covered terrace of the guesthouse extends in front of the kitchen and bedroom and offers ample space for an outdoor table. The terrace gives direct access to the swimming pool and is isolated from the terrace of the villa.

Bedroom: a first bedroom on the ground floor accommodates a double bed and has a wall with built-in wardrobes with sliding doors over the entire height. Here too, the double window opens onto the terrace and then onto the swimming pool.

Bathroom: with a shower and a single washbasin with mirror and storage cabinets. The window in the bathroom opens onto the courtyard.

Toilet room: toilet, single washbasin with wide tablet and mirror. The small window opens onto the terrace. 
Both floors and walls in the bathroom and in the toilet room are tiled.

A staircase leads to the hall on the entresol, where a wardrobe with double sliding doors provides extra storage space.

Large bedroom with adjoining bathroom: a door in the hall on the entresol leads to a second large bedroom, which accommodates a double bed and a fold-out bed that provides extra sleeping accommodation for 2 people. This room can also be divided into 2 thanks to a double curtain party. Three higher-positioned windows provide daylight and ventilation. The floor in this room is covered with the same ceramic tile as in the garage. The adjoining bathroom provides a shower, a toilet, a single washbasin with 3 cabinets and a mirror. The floor is covered with the same ceramic tile in earth tones as in the bedroom.

This translates into particularly pleasant spaces with all conceivable comfort, the use of quality materials and a refined finish up to the very last details. The beautiful location with view of the valley and the proximity of idyllic places such as Port Grimaud or Saint-Tropez complete the picture. The owners have truely successfully managed to turn this villa into a dream ho
